    Phase 1 doesn't include the weight room and other amenities. It's just the shell for phase 2

    Also, building permit valuation doesn't necessarily (in fact it rarely) matches the actual cost of construction.

    They also have separate permits for things like parking lots, lighting, and the value of the building does not include the property inside of the building like the turf. It's just the physical structure. And as I mentioned before, it's only the shell for the weight room, which will have probably a million in equipment by itself

    The other thing to mention is that the cost to build a project - the actual "hard" construction cost - is only about 60-75% of the overall project cost. The other "soft" costs include design, system development charges, plans examination and permitting fees, project manager fees likely in this case, potentially a developer fee, any landuse entitlements processes and fees, etc. All that stuff adds up fast.

    Full plans available. West side will look a little stupid until they add the other phase(s). Hopefully that won't take nearly as long as our friends to the north.

    ML told me they are suppose to be out there on Monday to start working on things. It will be nice to see some activity on this project soon so we can get it done in a timely manner for next years fall camp. Hopefully they can use the outdoor field while they finish up phase one.
