    I talked to a realtor who said we can get 40 to 50% on the dollar if we sell our home as is. Not ideal, but given the circumstances what else can we do. That, along with any FEMA money would at least be enough to get us started somewhere else.

    Anybody know a realtor in Fargo?

    Have our main floor and basement gutted. Can finally use only one sump pump in basement to keep water out rather than two or three pumps. FEMA inspection went well, can't say the same for the county building inspector. The county building inspector said there are some foundation and structural issues -- I am sure it is nothing that $10,000 to $15,000 can't fix!

    Other good news today -- state electrical board implemented a new rule on June 30 that repairs to all water damaged electrical systems have to be completed by a licensed electrical contractor -- no self wiring and then having inspected by state inspector. Just turned a $4,000 project into a $15,000 project (state electrical board made up of licensed contractors??). Like there are enough electrical contractors available to get the homes wired in a timely basis!

    Just ranting because it has been a bad day. Just when I thought I had a good recovery plan to move forward.

    I have an electrician friend who will sign off on my project and then I'll wire it myself. Either that or I'll wire it without a permit. If you can follow a recipe in a cookbook you can wire a house. That rule is ridiculous.

    I tried to get a self wiring permit from the city 6 months ago when I was finishing my basement and he wouldn't issue one. Said he was too busy and didn't want to "babysit". But it was fine for me to do the wiring as long as I had a licensed electrical contractor sign off on my wiring. It's total bs.

    Update:
    Decided to hire the demo and cleanup in basement. Too daunting of a task. Also got a call from the Small Business Administration and we've been approved for a low-interest loan and will be able to re-finance part of our existing mortgage. Our new payment will actually be lower than what we had been paying, although part of our mortgage will be extended for a few more years.
