Go to Google maps and measure the footprint of the Fargodome and its 2 parking lots. Then go to the civic.
You would need to remove the following
1) city hall
2) Civic
3) Library
4) Block 9 and its parking ramp
5) Mercantile and it's parking ramp
6) Roberts Common and it's parking ramp
7) Every historic building on Broadway, NP and other parts
Plus there would be no road connecting to the bridge going into Moorhead unless they ran it under or over the stadium
Of course then you have to deal with the fact that there is train that slows traffic, so we would need a couple more underpasses

To build a downtown stadium of 35,000 capacity, you would need no more real estate than the current FFD currently occupies. A new stadium could have 2 levels of seating and take the same amount of space as the current dome. The first level of the place would look very similar to what we have at the dome but with a shallower slope to the seating. Also, Gabe, no columns in the corners so you could add seats in that wedge in each of the four corners, probably making the main level of seating around 23,000 seats. The second level would have a steeper slope than below but would shift back off the field a bit to allow for proper site lines. I'll draw it up some day...
You wouldn't need to accommodate parking in the same way as they do at the current site. Up there, the only way to deal with parking is with big dumb parking lots. However, imagine shutting down most of the roads around a downtown stadium on game days or other big events. Some of the streets could be set up like super dense valet parking lots. Other streets could be like a street party. Maybe some of the streets are both, with the intent of creating an awesome tailgating situation with rigs parked right in front of retail shops, restaurants, and bars. Treat the density of the event like an opportunity rather than a burden. Don't make it so easy to leave quickly without spending money and helping the local business more.
Step 3: Profit.

The current Fargodome site is about 48 acres (including all parking lots.) The entire block the Civic sits on is less than 10 acres. So yes, downtown would have to be demolished to accommodate a stadium.
The white jerseys are the best. Don't even bother to argue.
