The city of Phoenix is young because all the olds live in large retirement communities which are in the far out suburbs or are suburbs of their own. Like, Sun City is a 40k suburb where about 80% of the population is 65 or older. There are lots of other "Sun City" developments in the metro, mostly in the outskirts of the metro (Goodyear, Buckeye, Queen Creek) or in, like Mesa, but almost none in the city limits of Phoenix.

Reminds me of the time we went to visit retired relatives around Phoenix in the winter before GPS and figured we’d fin the place by looking for Minnesota license plates and 80% of the trailer homes had Minnesota plates.
